Hello,

Happy to say that for the following threads, the answer was unplugging
the cable modem and giving it enough time before trying to switch from
eth0 to eth1 and before trying to install on a new system. 

lan card suggestions
LAN card install
how to use ne2k_pci instead of realtek 8139 [realtek works fine]
network issue
dhcp.conf

Now I can enjoy Guam!!
